The soils across ‘East Pine Hill’ are typical of Southern Tableland soils being of generally Yellow Kurosols with natric, natric-magnesic or magnesic groups. Generally speaking, the soils are predominately Granite based loams ranging from grey loams to sandy loams with some clay loam. The property is well watered with its access to the Kangaroo Creek and a number of dams in all paddocks.

The average annual rainfall for the district is 750 mm (30 Inches). The country is lightly timbered, natural pasture, grazing land. An area of 85*ha has been farmed in the past and is considered suitable for cereal crop and hay production.
